A walkout turns a basement into something a building inspector, a tenant and a buyer all treat differently: a lower level with its own direct exterior entrance and natural light. In Toronto it is usually done alongside underpinning, because both involve structural work on the same foundation wall and doing them together costs far less than doing them separately.
Adding a walkout typically runs $15,000 to $30,000 on top of the underpinning cost, depending on grade, soil and drainage.

What a walkout actually requires
Excavation outside the foundation to create the stairwell or graded approach, then a structural opening cut into the foundation wall.
A new lintel and structural support above the opening, since removing a section of load-bearing foundation wall requires engineered support. This is exactly why it belongs on the same stamped drawings as the underpinning.
Retaining structure on the sides of the excavated well, which on a flat lot is a substantial part of the cost and on a sloped lot may be minimal.
Drainage. This is the part done badly most often. A walkout creates a below-grade well that collects everything that falls into it. It needs a properly sized drain connected to a system that can carry the water away, and on most Toronto lots that means a sump. A walkout without real drainage is a future flood with a door in it.
Stairs and a landing built to the required rise, run and width, with a guard where the drop requires one.
A door assembly rated for the exposure, plus the threshold detailing that keeps water out at the one point where the enclosure is weakest.
Permits. Structural alteration to a foundation wall means a building permit and engineered drawings. If the walkout is part of a second suite, the suite is permitted separately.
Why to do it with underpinning, not after

- Excavation equipment is already on site and the perimeter is already open
- Doing it later means re-excavating ground that was just backfilled, and dismantling landscaping that was just restored
- Drainage can be designed as one system rather than retrofitted around weeping tile that is already buried
- The lintel and the underpinning below it can be designed as a single load path rather than two
Homeowners who defer the walkout to "phase two" routinely pay more for it alone than it would have cost bundled into the underpinning.
Grade is the constraint
Toronto lots vary enormously, and grade is the single biggest driver of what a walkout costs on your property.
A lot that already slopes away from the house is the easy case. Much of the excavation is unnecessary because the ground is already falling, retaining requirements are modest, and drainage has somewhere to go by gravity. These are the walkouts that come in at the bottom of the range.
A flat lot means the full depth has to be excavated and retained on three sides, and the water at the bottom of that well has nowhere to drain by gravity. Expect the higher end of the range and a pumped drainage design.
A lot that slopes toward the house makes drainage the dominant engineering problem rather than an afterthought. It is still achievable, but the design has to actively divert surface water away before it reaches the well.
Setbacks and lot coverage matter too. A walkout well sits in your side or rear yard, and where it lands relative to the property line is a zoning question, not just a construction one.
Anyone quoting a walkout without standing on your lot and looking at where the water goes is quoting a guess.
Walkout versus enlarged egress window
A walkout is not always the right answer, and the cheaper option is frequently the correct one.
An enlarged egress window with a window well provides required emergency egress and real daylight at a fraction of the cost, commonly $3,000 to $7,000 installed. It does not give the lower level its own entrance.

Choose a walkout when the lower level needs its own entrance, which usually means a second suite or an in-law arrangement. Choose an egress window when the goal is light, emergency egress and cost control.
Getting the drainage right
This deserves its own section because it is where walkouts fail, and the failures are expensive and memorable.
- A drain at the bottom of the well, properly sized, not a token grate over a shallow pit
- Connected to something that works, which on most Toronto lots means the weeping tile system and a sump rather than a dry well that silts up
- A sump pump with backup power, because the storm that floods a walkout is the same storm that takes out the power
- Surface diversion above the well, so roof and yard water is sent elsewhere before it arrives
- A cover or roof over the stairwell, which is the cheapest single thing you can do to reduce the volume the drain has to handle
- Threshold detail at the door, raised and flashed, so that even a full well does not immediately mean water indoors
A walkout drain that discharges to a dry well or to grade a metre away is not drainage. It is a delay. Ask specifically where the water ends up.
Winter, which nobody mentions in the sales conversation
A below-grade stairwell in Toronto collects snow, and then it collects meltwater, and then at night that meltwater freezes on the stairs. This is manageable and worth designing for rather than discovering in January.
- A cover or awning keeps most of the snow out and is the highest-value addition
- Heated cable in the stair or at the drain prevents the drain freezing shut, which is the failure that turns a well into a pond
- The stair material matters. A rough finish is a better idea here than a smooth one
- Someone has to shovel it, and it is a confined space with a drop, so plan the access
